Crawl spaces in Pleasant Garden
Pleasant Garden is a town of about 5,000 people south of Greensboro, west of Forest Oaks and north of Climax. It was first settled in 1786, has been known as Pleasant Garden since at least the 1870s, and was incorporated in 1997. The town covers more than 15 square miles between US 421 and Randleman Road (Old US 220), with Interstate 85 to the north.
That makes it one of the more spread-out places we serve. Homes sit on large lots, many with wells and septic systems, and the housing ranges from old farmhouses to 1970s brick ranches to newer homes built in the last twenty years.
What we see under Pleasant Garden homes
- **Older farmhouses on piers.** Some have very low clearance and stone or brick piers. Debris and old wood are common.
- **Brick ranches with vented crawls.** These often have thin plastic ground cover and fiberglass insulation in the floor that has sagged or fallen.
- **Newer homes with HVAC below.** Ductwork in the crawl and long runs to the far end of the house.
- **Outbuildings and additions.** Porches, sunrooms and garages added over the years can create crawl sections that do not connect.
Drainage on large lots
Rural lots in south Guilford often have long, gentle slopes and clay soil. Roof water from gutters, runoff from driveways, and water from higher ground can all end up at the foundation. Before sealing a crawl, we look at where water goes. Often the fix is simple: extending downspouts, regrading a low spot, or clearing a clogged gutter. Where water still comes in, we add an interior drain and a sump.
Wells and septic
Because many homes here rely on wells and septic systems, we plan sump discharge and any outside drain lines so they do not send water toward the well head or the septic drainfield. Tell us where those are when you contact us.
Pests and older wood
Rural homes see more insects and critters. A sealed crawl with closed vents and a sealed access door keeps many animals out. We still leave the termite inspection gap at the top of the foundation walls, so your pest control company can inspect the wood, and we recommend keeping your termite contract active.

Signs your crawl needs attention
- Musty odors inside the house, especially in summer.
- Floors that feel soft, bouncy or cold.
- Water or mud in the crawl after storms.
- Insulation hanging down or lying on the ground.
- Mold or white fuzzy growth on joists.
- Mice or other animals getting under the house.
If you see more than one, the crawl is likely affecting the rest of the house. Our musty crawl guide explains why odors rise into the living space.
Farmhouses and additions
Older Pleasant Garden farmhouses have often been added onto several times. A kitchen wing, a back porch that was enclosed, and a newer bedroom may each sit on a different foundation with its own crawl. We look at each section and plan the work so the whole house ends up dry, not just the main part.
