Encapsulation + dehumidifier packages in Greensboro
Piedmont summers push outdoor humidity hard. Once a crawl is sealed, that moisture has nowhere helpful to go without mechanical drying. We're Greensboro Encapsulation, and many of our sealed systems are quoted as a liner-plus-dehumidifier package so RH stays in a healthier band for framing and ducts.
Why the package exists
Closing vents without drying often raises humidity inside the crawl. A crawl-rated dehumidifier sized for the volume, with a drain line to the sump or exterior, is how sealed systems stay stable through July and August in Guilford County.
- Heavy liner, sealed seams, closed/covered vents
- Unit selection based on crawl volume and wetness history
- Condensate routing that won't re-wet the liner
- Homeowner guidance on filter checks and RH targets
When we split the phases
If drainage isn't controlled yet, we may quote water control first, then encapsulation + dehumidifier once the shell is ready. Educational deep dive: dehumidifiers in encapsulated crawls.

Liner thickness
North Carolina's minimum for a closed crawl ground vapor retarder is 6-mil polyethylene or equivalent. Many encapsulation liners are thicker, such as 10, 12, or 20 mil, often reinforced. Thicker liners resist tears from crawling, storage, and service visits better. HomeGuide lists material costs rising from about $0.30 per square foot for 6 mil to about $0.70 for 20 mil. Choose based on how the crawl will be used: if HVAC techs, plumbers, or pest control will crawl through regularly, a tougher liner pays off.

Price ranges for the package parts
HomeGuide lists vapor barrier installation at about $1,200 to $4,000 and dehumidifier installation at about $1,000 to $3,500, with vent and hole sealing about $150 to $450. A complete package with drainage and insulation can land anywhere in the $3,000 to $15,000 range depending on size and condition. See our cost guide.
Why packages are common in the Triad
Greensboro's summers are long and humid. Once vents are closed, the crawl needs active drying, and code requires it. Quoting the liner and dehumidifier together ensures the crawl is not sealed without a drying plan, which is one of the most common mistakes in DIY or partial jobs.
What should not be bundled blindly
- Drainage should be scoped based on what the crawl actually needs, not added by default.
- Insulation depends on whether the floor or walls will be insulated and what is already there.
- Mold remediation is a separate service when visible growth exists.
- Structural repair is a separate specialty.
After installation
Expect the crawl to take some time to dry down, especially if it was wet before. The dehumidifier will run more in the first weeks. Watch the humidity readout; it should settle into the target range. If it does not, something needs attention.
Annual check
Once a year, ideally before summer, check the liner for tears, the dehumidifier filter and drain, the sump if you have one, and the access door seal. Many problems show up after other trades have worked in the crawl.

Warranties to compare
Package warranties often cover different things for different lengths of time: the liner material, workmanship, and the dehumidifier (usually through the manufacturer). Ask for each in writing. Ask what voids coverage, such as damage from other trades or unrepaired leaks, and whether annual service is required to keep the warranty.
Monitoring options
Some packages include a remote humidity sensor or a dehumidifier with app connectivity. These let you check conditions without going under the house. A simple battery-powered hygrometer placed in the crawl and read through the access door works too.
What a good handoff looks like
At the end of the job, you should get the dehumidifier manual, the setting it was left at, where the condensate drains, how to clean the filter, warranty documents, and before-and-after moisture readings. Keep them together for future owners and service visits.
Energy use
A crawl dehumidifier uses electricity. How much depends on the unit, the setting, and how tight the crawl is. A well-sealed crawl lets the unit run less. Ask about the unit's rated efficiency and expected run time, and keep the filter clean so it works efficiently.
Replacing a failed unit
Dehumidifiers eventually wear out. When replacing one, match or right-size the capacity to the sealed crawl, and confirm the condensate route still works.
Package questions
What thickness liner should I get?
NC's minimum for a closed crawl is 6-mil polyethylene or equivalent. Thicker reinforced liners, such as 10 to 20 mil, resist tears better in crawls that see regular service visits.
Why are liner and dehumidifier quoted together?
Because a sealed crawl in the humid Piedmont needs active drying, and NC code requires a mechanical drying method in closed crawls.
How long does the crawl take to dry after encapsulation?
It depends on how wet it was. The dehumidifier often runs more in the first weeks, then humidity settles into the target range.
What should be checked each year?
Liner tears, the dehumidifier filter and drain, any sump pump, and the access door seal, especially after other trades have worked in the crawl.
Should drainage always be part of the package?
Only when the crawl needs it. Drainage should be scoped based on actual water problems.
What warranties come with an encapsulation package?
Usually separate coverage for liner materials, workmanship, and the dehumidifier. Ask for each in writing and what voids coverage.
What should I receive when the job is done?
The dehumidifier manual and setting, condensate route, filter instructions, warranty documents, and before-and-after moisture readings.
How much electricity does a crawl dehumidifier use?
It depends on the unit, setting, and how tight the crawl is. A well-sealed crawl lets it run less. Ask for rated efficiency.
