Crawl Space Encapsulation in Gibsonville, NC
Gibsonville straddles the Guilford-Alamance line next to Elon. Railroad-era homes near downtown and newer neighborhoods around it each have their own crawl issues.
Summerfield and nearby north Guilford communities often mean larger lots, longer driveway drainage paths, and homes that still sit on the same Piedmont clay as central Greensboro. We're Greensboro Encapsulation — Summerfield is a natural extension of our Guilford focus.
Why Summerfield crawls get wet
Bigger yards don't automatically mean better drainage. Clay under lawns and horse-country edges sheds water slowly; French drains that daylight into low spots, and crawl vents that gulp humid July air, still drive musty floors and cupped hardwoods.
- Confirming whether stormwater reaches the footing after multi-day rains
- Vented crawls under HVAC that fight corrosion in summer
- Encapsulation + dehumidifier packages once the shell is dry enough

Crawl spaces in Gibsonville
Gibsonville calls itself the City of Roses. It is a town of about 9,000 people that straddles the Guilford and Alamance county line, right next to Elon and its university. The town grew up along the North Carolina Railroad: the first train arrived in 1855 at a depot named Gibson Station, after local farmer Joseph Gibson, and the town was chartered in 1871. For a time in the 1800s there was even gold mining on Gibson Hill south of town.
A mix of old and new homes
Gibsonville’s downtown and the streets around it have older homes, some from the railroad and early mill era. Around them are mid-century brick ranches and, increasingly, new subdivisions built as the area between Greensboro and Burlington has filled in. Many students and staff from Elon rent nearby homes, and rental owners call us about crawl problems that tenants have reported.
Common crawl problems here
- **Older homes with bare dirt floors.** Low clearance and no ground cover. Moisture rises from the soil all year.
- **Vented crawls in ranches.** Ductwork below, sagging insulation and musty air in summer.
- **Rental homes with deferred maintenance.** Gutters that have not been cleaned, downspouts that dump next to the foundation, and torn plastic.
- **New homes with settling backfill.** Soil next to the foundation sinks over the first few years and starts sloping toward the house.
For landlords
If you own rentals in Gibsonville or near Elon, a damp crawl can lead to tenant complaints about odors, mold and pests. A sealed crawl with humidity control is low-maintenance once installed. The main upkeep is checking the dehumidifier and keeping gutters clear. We can coordinate access with tenants if you let us know.
Drainage first
Clay soil here holds water like it does across the Triad. Before a liner goes in, we make sure water is moving away from the house. Downspout extensions and regrading fix many problems. Where water still gets in, we add a drain and a sump. Our standing water guide covers what to do if you find water now.

Railroad-era foundations
Some of Gibsonville’s oldest houses near the tracks and Main Street were built on brick piers with open space between them, later closed in with block or brick curtain walls. Those walls often have gaps, missing mortar and old vent openings of different sizes. Before a liner goes in, each gap must be sealed so outside air and pests stay out. We also look at whether the curtain wall itself is sound. It is detail work, but it decides whether the crawl stays dry.
Timing your project
Many Gibsonville homeowners call in late spring, before summer humidity peaks. That is a good time: the crawl is usually drier than in midsummer, and the new system is ready for the muggy months. Rental owners near Elon often schedule work between semesters so tenants are not disturbed.
