Crawl Space Moisture in Greensboro
Piedmont clay, humid summers, and vented crawls are a rough combo. Here’s how we diagnose moisture under Triad homes — before anyone talks about a shiny liner.
Moisture first
Where the water usually comes from
Outside in
Short downspouts, negative grade, clogged gutters, and flat-lot ponding push water toward the foundation. Encapsulation without fixing discharge is wrapping a leak.
Ground up & air in
Bare dirt evaporates into the crawl. Open vents pull humid summer air under the house. Together they keep relative humidity high even when you’re not seeing puddles.
Symptoms Triad homeowners report
- Musty smell on humid days that cleaning never clears
- Cupping hardwoods or soft subfloor spots
- Rust on HVAC equipment sitting in the crawl
- Visible mold or staining on joists and band boards
- Condensation on ducts after afternoon storms
Order of operations we prefer
Stop bulk water
Grading, gutters, drainage, or sump as needed — before liner day.
Isolate the ground
Heavy vapor barrier or full encapsulation once the crawl isn’t a swamp.
Control humidity
Sealed vents + dehumidifier when the assembly calls for conditioned crawl air.

Three sources of crawl moisture
| Source | How it gets in | Clues |
|---|---|---|
| Liquid water from outside | Rain runs toward the foundation, groundwater seeps through walls or rises through soil | Puddles after storms, wet soil, water lines on walls |
| Water vapor from the ground | Damp clay releases moisture constantly into the crawl air | Damp soil, condensation under old plastic, high humidity |
| Humid outside air | Vented crawls pull in summer air that condenses on cooler surfaces | Sweating ducts and pipes, damp insulation, moisture on framing in summer |
Plumbing leaks are a fourth source: drips from supply lines, drains, the water heater, or HVAC condensate lines.
How we measure
- Relative humidity in the crawl, compared with outdoors.
- Wood moisture content in joists, sills, and subfloor, using a moisture meter.
- Visual signs: standing water, staining, efflorescence on block, mold, fallen insulation.
- Exterior check: gutters, downspouts, grading, and where water goes in a storm.
Wood moisture content is especially useful. Persistently elevated readings in framing indicate conditions that favor mold and decay. We note readings by location so you can see where the problem is concentrated.
Why summer is worse in vented crawls
It seems logical that vents help a crawl dry out. In the Piedmont summer, the opposite often happens. Warm outdoor air carries a lot of moisture. When it enters a cooler crawl and touches ducts, pipes, or the underside of an air-conditioned floor, it can cool to its dew point and condense. That is why many Greensboro homeowners find wet insulation and sweating ducts in July and August, even when it has not rained.
Clay soil and water
Much of Guilford County sits on clay-rich Piedmont soils. Clay holds water and drains slowly. After heavy rain, water can sit against foundation walls and seep into crawls for days. Lots that slope toward the house, or that were graded flat, make it worse.
Fix in the right order
- Exterior: clean gutters, extend downspouts several feet from the foundation, and grade soil to slope away from the house.
- Plumbing: repair leaks and route HVAC condensate lines properly.
- Interior drainage: grade to low spots with a drain to daylight or a sump.
- Ground cover: sealed vapor retarder to stop ground evaporation.
- Air control: close vents and seal air leaks, with mechanical drying as required by code for closed crawls.
Signs upstairs
- Musty smell, especially in summer or after rain.
- Floors that feel soft, bouncy, or cupped (wood floors).
- Higher indoor humidity and a sticky feeling.
- Allergy symptoms that seem worse at home.
- Pests such as camel crickets.

Old plastic is not a fix
Many crawls already have thin plastic on the ground, often torn, bunched, or covering only part of the soil. Water can sit on top of it, and moisture rises where it is missing. A proper ground vapor retarder covers all exposed earth, with lapped and sealed seams, and is part of a plan that handles drainage and drying. Old plastic usually needs to be removed during encapsulation.
Reading the numbers
Moisture readings mean more when compared. Outdoor relative humidity on a Greensboro summer afternoon is often high. In a vented crawl, the crawl reading may be as high or higher, because the cooler air there holds less moisture before it reaches saturation. In a well-sealed, dried crawl, the reading should stay moderate even on humid days. Wood moisture content tells you how the framing is responding over time; readings that stay elevated week after week are the ones to act on.
HVAC and crawl moisture
Many Triad homes have supply ducts, return ducts, and sometimes the air handler in the crawl. In summer, cold supply ducts in a humid crawl sweat. The water drips onto insulation and soil. Leaky return ducts can pull crawl air into the house. Sealing duct joints with mastic and controlling crawl humidity solves both problems. NC's closed crawl provisions call for ductwork in the crawl to be sealed with mastic or other approved closure systems.
A seasonal check
Look in the crawl, or have someone look, twice a year: once in late summer, when humidity problems peak, and once after a period of heavy rain. Note standing water, wet insulation, sweating ducts, and smells. Those observations make any assessment faster and more accurate.
Crawl moisture questions
Where does crawl space moisture come from?
Liquid water from outside, water vapor rising from the soil, humid outdoor air entering through vents, and plumbing or HVAC leaks.
Why is my vented crawl wet in summer?
Warm, humid outdoor air enters through vents and condenses on cooler ducts, pipes, and floor framing.
How do you measure crawl space moisture?
We check relative humidity, wood moisture content in framing, and visual signs such as standing water, staining, and mold.
What should I fix first?
Exterior water control first: gutters, downspouts, and grading. Then plumbing leaks, interior drainage, ground cover, and air sealing with drying.
Is the old plastic in my crawl enough?
Usually not. Thin, torn, or partial plastic lets moisture through and can trap water. A proper sealed vapor retarder is part of a full plan.
Why do ducts sweat in my crawl space?
Cold supply ducts in summer cool humid crawl air below its dew point, so water condenses on them. Controlling crawl humidity and sealing ducts helps.
When should I check my crawl for moisture?
At least in late summer, when humidity peaks, and after a period of heavy rain.
